South Forsyth Homes with an Alpharetta Address

The short answer

North of the Fulton County line, some homes in unincorporated Forsyth County also carry an Alpharetta mailing address. They are not in any city: Forsyth County sets the tax rate, provides the services and runs the schools through Forsyth County Schools. For a buyer that means a different millage, different homestead exemptions and a different school district from a house a mile south.

North of the Fulton County line, Forsyth County’s own school-district records list thousands of addresses in ZIP codes 30004 and 30005 with Alpharetta as the city. They are in unincorporated Forsyth County: no city government, county services and Forsyth County Schools.

Forsyth’s homestead exemptions work differently from Fulton’s, with a base-year freeze on county and fire taxes, so compare the whole bill, not just the millage.

Trade-off: The lowest combined millage of the four, but a different county, a different school district and fewer city services.
