Selling a Luxury Home in Alpharetta, Milton or Johns Creek

The short answer

Buyers of luxury homes here ask the same questions this guide answers: which city, which taxes, which schools, and what the association allows. Sellers who have those answers ready, with the tax bill, the survey, the septic records and the association documents, give buyers fewer reasons to hesitate. Gold Peach Realty lists homes and features them on this guide.

The records buyers ask for

  • Last year’s property tax bill, showing the jurisdiction and the exemptions on it.
  • The recorded plat or a recent survey.
  • For septic homes: the permit and the most recent pump-out or inspection.
  • Homeowners association covenants, budget and any pending special assessment.
  • Permits for additions, pools, barns and guest houses.

Questions buyers ask

Do my homestead exemptions transfer to the buyer?

No. Exemptions belong to the owner who files; a buyer files for their own by April 1 of the first year they want it.

Who sets the value on my Fulton County tax bill?

The Fulton County Board of Assessors sets property values; the City of Alpharetta bills and collects its own city taxes.

Before you write the offer

Talk to a Georgia agent who checks the jurisdiction first.

Gold Peach Realty is the brokerage behind this guide. An agent can confirm which city, county and school district a home actually sits in, pull the tax bill and the homeowners association documents, and line up the closing attorney before your due-diligence period runs out.
